here you go all you readers can have a read if you are too free. but i recommend a big no no. because it aint even for you people to read. it is for my friend to copy and paste into a word document in school and print. :)

Task Requirement (1a): Identify the main factors influencing demand and supply for housing.

The factors affecting the demand and supply of housing is somewhat similar to the factors affecting that of other industries. For example, the price of related goods, income, government policies and the composition of population affect demand while price of related goods affects supply as well.

From Reference 1, the strong performance of the condominiums of the high-end market affects the demand for flats in the low-end market because they are substitutes in consumption. This means that they can be used in place of one another for the satisfaction of a similar want. From Reference 4, the robust economic growth in the past two years have lifted market confidence and increased demand. In conjunction with the economic growth, the government introduced pro-business policies to help the recovery in the property market. With economic growth, the income of working Singaporeans would increase and the quantity demanded of bungalows increased from 73 in 1999 to 90 in 2005. This implies that these prestigious bungalows are normal goods. From Reference 5, the resale of HDB flats to singles and permanent residents are opened with no resale levy imposed and the demand is expected to be high.

From Reference 3, the price of unsold units in the market is dropping to 75 percent of its original price because developers are eager to get rid of them before new competition comes. This would lead to a decrease in quantity supplied to these units but increase in quantity supplied of brand-new luxury condominiums. This is because they are substitutes in production or in competitive supply.

Task Requirement (1b): Account for the variation in prices of different housing.

Before the discussion of the variation of prices, we first have to define the scope of the “different housing”. In the newspaper articles that we made reference to, they are namely public housing like Housing Development Board (HDB) flats and private housing like high end condominiums and good class bungalows (GCBs).

According to Reference 5, HDB is hiring housing agents to market about 400 unsold flats on the resale market due to an oversupply about 5 years back. These agents could offer separate renovation loans and also free the buyers of the hassle of finding their own renovation contractors. This is why prices rise too, however not as much as the private housing.

According to Reference 2, the price of private condominiums chugged steadily upwards for the 8th consecutive quarter. This is due to the growth in the high-end market continuing at full steam. In addition, prices for luxury homes were higher while the prices of resale flats barely budged.

According to Reference 4, from 2004 to 2005, the land prices of top GCB addresses such as Bishopgate, Jervois and Cluny surged up 10 to 20 percent. Thus, the property price of such bungalow housing also increases reflecting an improving market. This is an early indicator of where the rest of the property market is heading.

Hello everyone,

it has indeed been a very long time. it seems as though i start every blog entry with the same line. 'its been a long time'. but it has really been a long time what! last entry was in march

oh well. the school holidays are here. but they definitely dont feel like holidays at all. because at the end of june jc1 students would be having their mid years which constitutes 20% of their promotional grades at the end of the year. and i MUST get promoted!

WOW: slowing down hell a lot on this these few months. not much time for it anymore. sigh. my level 60 female priest!!! oh well World of Warcraft Burning Crusade coming out soon!!! woot

Student Council: I am in student council now! if i have been blogging regularly, you all would have known that weeks ago. aiyar but i guess nearly everyone should know it by now.

June Holidays: first week of make up lessons and my good friends are all attending pre u seminar. so i will be all alone. orhhhh. second week of leadership training camp and elects camp and a lot of my good friends are all attending these so i guess will not be all alone. ohhh yessss! third week of mad studying for mid years. fourth week of lasallian leadership training camp which i have yet to get down to planning. arghh stress

Family: this is real important to me man. somehow it makes a really big impact on me. i did not expect things at home to affect me so much that i cannot concentrate in school. but oh well i think all the problems have been solved. so im a happy man now.

Goals:
1. I will maintain healthy family ties => spend more time with the Lees
2. I will study hard => good grades for MYE
3. I will be happy => you all will be happy too

wow i have not blogged since the o level practicals. and that really is some time ago. so if i go into details into what happened for the past few months, some of you might die in front of you laptop.

WOW Update: lvl 60 human shadow priest. with benediction and 2 prophecy set items. aiming for my third one soon. yey. however i am considering respec-ing to tri-spec. oh well. i shall see. lvl 32 human pally and lvl 26 human warlock

O levels Update: oh well the o levels were generally quite easy i would say. in comparison to the prelim papers that we have been practicising with for such a long time. i am very positive in scoring well for EM and AM. the rest are just rather dubious. my science MCQ sections did not seem to go very well. but nonetheless no point crying over spilled milk. life goes on....until O level results come out in end February. lawl.

Holiday Update: did a lot of stuff during the holidays. none of them though were about preparing myself for JC. wahahaha. how possibly could i prepare myself. so what the heck. just play man! went to Hong Kong for 5 days with my mother, second sister and her friend. stuff is hong kong is real real cheap. what a great place to stock up on nice but pirated clothes. quite a lot of winter stuff though. orhhh. then i also went to Korea for 8 days with my mother, my uncle, my aunt and my 3 cousins. i would say skiing is hell fun. HELL FUN!!!

JC Update: im in CJC now. was in orientation group 3 for the first two days. then for the next 2 days we have been sorted to our classes. im in 1T25. taking physics chemistry mathematics and economics (PCME as many would call it). i am in Draco house (red colour) against Pavo house (green house). they really seemed like sworn enemies, judging from cheers specially created to suan each other. lawl. FIGHT!!! its great here man, i am still thinking whether i should stay on or not. many people ask me but i myself am not very sure. i will see my o level results first before deciding. and i wrote my name down for hockey, volleyball, dance and students' council. have yet to decide which one to join too.

Chit Chatz: yes my elder sister just gave birth...she is 14 years older than me...and i am 16 years older than Christian...and Christian is 17 days old today...woooo...the baby is shoooo cute...i cant concentrate on my studies!!!!

Bio Prac: wo0t...same two specimens as biology prelim prac...carrot and onion...but i did not really study it...damn...but the leaf experiment was hell shitty...im not sure if they wanted us to cut out 2-4 pairs of leaves then draw...or draw the whole thing...i drew the whole thing...the invigilator did tell us not to cut out...sighz...hope im right...or they accept both or something...

Chem Prac: damn identified the acid wrongly...wrote HNO3 instead of HCl...heard from jeremy that the pop was damn loud for his prac...but i did not hear any pop from anyone around me...sian diao...mark kwek also put HNO3...extension was okay la i guess...i hope!!!

Physics Prac: easiest of all 3...but i was pretty shocked that we had to draw a curve graph...and to make it worse...james told me the night before it could be a curve graph and asked me to bring my flex curve...but i told him forget it...we normally have straight-line graphs

Quarrel: sigh. got into a quarrel with JJ again...the more i think about it, the more angry i get...lucky mr raymond wong came...or else i dont know what is going to happen between both of us...and lucky it was not anyway other teacher...or else we would be SCREWED...in the toilet...haha... paiseh man!! wont go into the details...this already makes my blood boil...i am so pissed off...i dun want to see him again ever in my entire life...FARK HIM

Scouts Award: Daniel Toh got 5th outstanding scout in Singapore...woot!! i went to tanah merah country club to support him...President S.R. Nathan was there to give out the awards....wahhhhh...then there was this fierce police officer in duno number what uniform...he whole day never smile at all....other people clap, he also does not...boring person...lucky jun how, marcus and chin hao were there to kinda drive away the boredom!!

School Stuff: Got hell lots of AM, EM, and Biology papers. and not to forget the chemistry work that we got even b4 prelims which i have yet to complete. oh man. all the work is stressing me out!!! cant take it

WOW: have not played WOW and WC3 for an even longer time since the last entry. my fingers are itching!!!! after ray told me all about the warcraft history, my fingers itched even more. oh man. when will i get to play it again. seems like a long long time later

Family Stuff: Christian Lee Shi Han was born on the 12th of October 2005 at 0013hours. wooohooo....another milestone in my life. and a whole new journey for my whole family....so excited my sister will be discharged in about a day or two....

JC: another big big headache. cant decide which jc i am interested. my friends are going cjc...im obligated. my seniors are in sajc...im obligated. my mum wants me to go to the top 5 jcs (njc)...im obligated. and there is always vjc....which just happily puts itself out of my reach...both in terms of academics and also in terms of distance from home. what a dilemma!

wow. hell a lot of things have happened ever since i last blogged. i know i seem to be repeating this sentence a lot. but i guess i am just to caught up with play last time and now i am too caught up with studies.

hmmmm...let me see what major event is worth noting down for memories sake...

uh huh WOW Update: i have not been playing WOW and WC3 on my home laptop for the past few months. My mother confiscated it even before national day. i hope im not repeating this and boring you people. Anyway, i am level 60 finally, after much effort and help. not sure if i should be a Shadow Priest or re-spec to a Holy Priest. Anyway i dont have to worry about that until O levels are over when i get back my game. So recently i have been watching lots of TV. I feel like a potato couch. Lazy me. There is a new guild called ChinaBlack. wooooo

Scouts Update: not much shit to write under this section nowadays. Retired from Scouts. But the Secondary 3s still seem rather excited when they see me. not sure if it is positive or negative. The question about Ventures is probably NO.

Prelims Update: this whole Prelims was ok. what a screwed up opinion eh. but what the hell, i cant say it is easy (cos it looks like i am not doing well) and i cant say it is damn hard (cos it is not that hard).
English: this should be okay (although i heard from Zhi Kai that there are failures)
Chinese: FARK. B3 since mid year o level
German: FARKING LAN (grrr...i dont want to waste my damn 4 years)
EM: this was easy. I better do well. or else 'tok kong liao'
AM: this was quite good. i also better do well. or else 'also tok kong liao'
Biology: quite challenging. not doing well for Paper 1
Chemistry: Paper1 quite challenging. moderation i hope
Physics: LAN CHIOW. this is madness man. dare not to see my marks. moderation right? RIGHT?!?!? i hope so man. or else 'si4 liao'
Combined Humanities: woot. better be damn 'cao zai'. or else 'peng san liao'

JC Update: hmm what JC to aim for. that must be a thought that went through every single Sec4 in SJI. Well i was thinking VJC. but it is rather far away. and i guess with the tough prelims, i might not make it there. many of my good friends are persuading to choose CJC. I shall only say, 'see first'. Dont really have the intention of going there though.

Quidam: wow this rocks man. damn expensive. but worth it. According to Kenny, it is better than Algeria on the overall. But i have never seen the previous ones before. Definitely the greatest live performance i have seen in my life. all the circus acts were awesome. the diabolos. aerial hoops. aerial straps. skipping ropes. german wheel. mimes. actors. etc.

Graduation Ceremony: This would be on this coming Saturday. My mother is going. I am going to get A1 for Scouts. Service for Peer Support. NAPFA Gold. AND A DAMN SILVER for the LaSallian Certificate. Ray told me that i was short of 1 leadership training and that i could have put in the Scouts Leaders Retreat. WHAT THE SHIT. i cant believe my shit ass luck. and i dont really think a few (just 2 or 3) of the gold awardees should deserve gold.

hey everyone. just had stepping down ceremony yesterday. my patrol went to play LAN. which turned out to be very scary. most of them SUCKED at dota. dont think they are reading this. haha. anyway. those idiots just stand in front of the tower n let it whack him to death. oh my gosh. and where i ask them not to go they must go. oh gosh! team fortress however turned out slightly better. every peabrain should be able to figure out a first player shooting game.

WOW: went to play wow too during patrol outing. warsong. i am a private already. i think should be a corporal by next tuesday. perhaps b4 AP i would play again. wooooo. so fun. but alliance always losing to horde. sianz.

stepping down: oh well trent lai was not here. so my PL log and PL lanyard (which i blew once in the toilet and wore for only about 1 hour in my entire life) went to tian ren temporarily. what a horrifying thought. then my SPL lanyard went to mr gregory.

Ventures: mr malcolm tan had a talk with us. wanted us all to join ventures but was sure that less than half would. i am still considering. i would like to see life in JC first before making the decision. sighz. so confusing. dilemma!!!

AP is tmr. oh my god. im a nervous wreck right now. oh nooooo. last time to wear my lanyard. orh. i am so sad. will miss it dearly...

hello everyone. sorry for the long wait.

School: oh man. now that i have no computer games. life seem to be so boring. hence i guess i really ought to concentrate more in school. and i think it actually is working. coz sirhan noticed today that i was relatively quiet during physics. guess i was listening. and similarly im sleeping less in class coz no more WOW late nights. arh... dilemma...for the greater good...for brighter future...

Prelim: ITS COMING. and geez i suck in my studies nowadays. have been neglecting it for a long long time. hence the time has come. for me to cong chu jiang hu. all you smarties out there watch out man. here i come. *i hope*

Stepping Up: coming soon man. 6th august. poor trent wont be around coz of eurojam so no one to hand my lanyard to except mr david kwang. sighz

WOW: lvl 59 human shadow priest. will not respec for the moment. so fun to be shadow priest. kill hordes. had a great battle in ashenvale and warsong gulch before i deleted wc3 and WOW from my laptop. 50 over HKs. real shiok. regret that i could not reach 60 in time and also did not go to warsong earlier. btw i have better RAM now. better game play performance.

hey everyone, first weekend of the new term (assumption term i think). its going to be a very hectic one. studying. mugging. stepping down. AP. etc etc.

WOW update: lvl 52 human priest and lvl 15 human warlock. my priest going to be 60 soon. can go high level instance soon. but hope my poor laptop can take it eh. i dont think it can though.

AP update: first GOH and colours party training on friday. im carrying school colours. haha. hope i dont make any mistakes on that day. it is pretty tiring and exhausting for your right hand esp.

Scouts update: wednesday had PLC next to 401. most of the appointment holders have been decided. but it is strictly confidental. so i shall not utter a word. and on friday there was SCGS campfire too, where we won best item second time in a row. Pelangara...lolz... and on saturday we had interunit soccer. which we kicked butts in. we got champion. but i dint play because of...

this damn incident: a bee or hornet or wasp stung me on my right pointer finger. during colours training. swell and swell and swell. then the next few days my whole hand look like this chubby little boy's hand. SHOOO CUTIE!!! haha.

it has been more than a month since i have updated this blog or seen this blog. well it seems that during the holidays, although i have more time in my hands, i blog less often. personally i also feel that i have even less time than schooling days. hmmmmm. school reopening soon and im back to blogging. rather ironic eh.

another memorable day with my classmates, kenneth, rueban, haiqal, davidson, shaun, jovian, abraham, nat, goutham, zachary, zhen cheng and many others. we had lots of fun and it really made me think of not wanting to graduate so soon. will miss you guys really once we graduate!!

PLTC/UTC 2005.

well this year was combined and thus perhaps that is why the results arent as good as previous PLTCs. but nonetheless there were many unforgettable memories that we spent together in de la salle. all the adult leaders, senior ventures, ventures, ICs, mentors, QMs, secretaries, caterors led to the success of the camp. thankz

it was wonderful to have met all these fun and lovable ppl. bryan, doop, jo, jer, siong guan, hong, chwen. plus ray, shawn and keith too. i will never forget the intensive soccer matches, the relaxing swim, and the memorable night in the room playing PS2 and watching movies!!!

LLTC

i was in reflections com. day 2 am reflection. day 4 pm sharing session. and over sentinel (chief watchman) and i was also the sagittaire group administrator. LLTC 2005 was one of the most enjoyable camps that i have gone for. all the fun and laughter that i shared with the facils. the rehearsals that we went thru, the OT meetings we had, the sessions we had, the karaoke we sung (YMCA, kungfu fighting, into the fire) in the memorable heritage hall.

Angus steakhouse: was delicious. really really succulent beef. but really expensive too.

X-country: came in 34th. thats around 22 minutes for 4.8km. beat Abishek right at the last 5m or so. haha.

Intensive: oh man. very very boring lessons. 4 out of 6 periods are chinese. mock exam after mock exam. and Mr Heng actually came to give pep talk on one of the days. real humourous guy. most of the jokes in chinese. so cant be reflected here.

English Oral: got Mrs Fong. main theme was hair. holy shit manz. 'how do you go about styling your hair?'. what a question man. 'i open the gel tube, stick my fingers in, smear the gel in my palms, reeved through my hair' what the hell.
